Property owners are regularly offered free property appraisals, instant property estimates, automated house values, agent appraisals and online property reports. These can all have a purpose. But they are not automatically the same thing as an independent professional property valuation.

An appraisal is an estimate. It is not automatically an independent professional valuation.
The words "free valuation" and "free appraisal" are often used loosely online. What you may actually receive could be:

Free does not necessarily mean independent.
Many online appraisal processes ask the property owner for information such as a property address, name, email address and mobile number. Depending on the provider and the privacy/consent terms accepted, that information may then form part of an enquiry, customer acquisition, CRM follow-up, sales contact or ongoing marketing.
There is nothing inherently wrong with a business generating leads. The important point is that consumers should understand what they are receiving and what information they are providing in return.
We would rather give people useful information first and let them choose what happens next.
Real estate agents commonly provide property appraisals as part of discussing a potential sale. An agent may provide very useful local knowledge, comparable sales information, buyer feedback, pricing strategy and market insight. But the agent may also be seeking appointment as the selling agent.
If appointed, the agent may earn sales commission, marketing/service fees and other income connected with the transaction. The issue is not dishonesty. The issue is that the roles are different.
The potential conflict is structural, not an accusation about the individual agent.
If the person giving the price also wants the listing, they have skin in the game.
When you independently engage a professional valuer, you are paying them for their professional opinion of value. They do not need to win the sales listing, convince you to appoint their agency, earn the sales commission, sell you a private-sale package, or obtain your details in exchange for a free appraisal. Their professional task is valuation.

Your home may be one of the largest financial assets you ever own. Pricing it should not simply be about accepting the highest estimate, the most attractive number, the first online result or whatever figure is presented as "free".
Your asking price should be informed by evidence — not simply the most attractive number someone gives you.
A professional valuation does not guarantee the final sale price.
A seller and buyer can agree on a purchase price. But if the buyer requires finance, the lender may obtain its own valuation before deciding how much it is prepared to lend against the property.
The lender's valuation may differ from the agreed sale price. If it comes in below the purchase price, the buyer may need additional funds, a different loan structure, renegotiation or another finance solution depending on their circumstances.
A seller's independent valuation does not replace the buyer's lender valuation. But starting with evidence-based pricing can help reduce the risk of expectations being significantly disconnected from market evidence.
A seller's valuation does not guarantee finance, and the buyer's lender is not obliged to accept it.
