What happens when your property campaign changes?
When you list your property with REVS Property, you are in control of your own sale or rental campaign.
That means you can decide when to advertise, when to pause, when to return to the market and, when your property sells or is leased, you can update the status yourself directly from your REVS Property dashboard.
We've made these options as simple as possible.
Sold or Leased?
If your property has sold or you've found a tenant, please update the listing through your REVS Property dashboard.
If your property has SOLD
Select:
MARK AS SOLD
You'll be asked to enter the information needed to complete the update.
Once submitted, the appropriate portal/feed process will update the listing so that it is no longer advertised as an available property.
Your property information, photographs and listing history will remain safely stored in your REVS Property account, ready for you to use again if you decide to sell the property in the future.
If your property has been LEASED
Select:
MARK AS LEASED
You'll be asked to enter the information needed to complete the update.
Once submitted, the appropriate portal/feed process will update the listing so that it is no longer advertised as available for rent.
Your property information, photographs and listing history will remain safely stored in your REVS Property account, ready for you to use again the next time you need to rent the same property.
Why do I need to update my listing?
When you choose to manage your own property sale or rental, keeping your listing status up to date is part of managing your campaign.
If your property has sold or been leased and you don't update the status, the property may continue to appear as available on the applicable property portals.
You don't need to email REVS to tell us.
Simply update your listing through your REVS Property dashboard.
Your dashboard update then starts the appropriate process to update the property portals.
Want to take a break?
Sometimes you may want to temporarily stop advertising your property.
Perhaps you want to reconsider your asking price, make some changes to the property, take a break from the market or simply wait for a better time to continue.
If your listing is LIVE, you can select:
PAUSE LISTING
You'll be shown the applicable pause fee and information about what happens when you pause before you confirm.
Pause fees
Residential For Sale: $50
Residential For Rent: $30
Once the payment has been successfully processed and the portal/feed action has been completed, your listing will show as:
PAUSED
Your property information remains safely stored in your REVS Property account.
Ready to come back to the market?
If your property is paused and you're ready to start advertising again, select:
RELIST NOW & PAY
We'll show you how long your property has been off the market and explain the applicable relisting information before you proceed.
Relist fees
Residential For Sale: $550
Residential For Rent: $95
The REVS Property relist fee covers applicable realestate.com.au and Domain portal/listing costs, together with a REVS Property administration fee for processing your relisting.
Your relisting payment starts the relisting process.
It does not mean your property is immediately LIVE.
Your dashboard will show the progress of the relisting process and your property will return to LIVE once the applicable portal/feed processing has been completed.
What happens if I relist early?
The amount of time your property has been off the market can affect how the listing is treated by the property portals.
For current REA rules, the relevant New Listing treatment threshold is generally:
More than 90 days for Residential Sale
More than 60 days for Residential Rental
If you relist before the applicable threshold, your property may return as the same listing with its existing history rather than receiving New Listing treatment.
If the applicable threshold has been reached, the property may receive New Listing treatment under the current portal rules.
Your REVS Property dashboard will help explain where your listing currently sits.
What if I want my property removed from the portals?
There may be times when you want your property removed from the property portals without marking it Sold or Leased.
For your protection, customers cannot directly remove a property from the portals.
Instead, the dashboard will show:
REMOVE FROM PORTALS
ADMIN APPROVAL REQUIRED
If you need your property removed from the portals, email:
REVS Admin will review your request and, if approved, process the portal removal.
Your property remains safely stored in your REVS Property account.
We'll check in with you
We know that selling or renting a property yourself can sometimes take longer than expected.
That's why REVS Property may send you a friendly check-in if your listing has been active for some time.
For a residential sale, we'll check in with you around 90 days after your property went LIVE.
For a residential rental, we'll check in with you around 8 weeks after your property went LIVE.
We'll simply ask:
How's it going?
If you've already sold your property, we'll remind you to update your listing to SOLD.
If you've found a tenant, we'll remind you to update your listing to LEASED.
If your property is still available, that's completely fine. You can continue your campaign.
And if you're finding it difficult to get the enquiries, offers or rental applications you're looking for, we'll let you know how you can access some additional help.
Need a hand?
If your campaign isn't going the way you'd hoped, you're not necessarily doing anything wrong.
There can be many reasons why a property isn't attracting the response you're looking for.
You may want some guidance about:
- Your asking price
- Your property presentation
- Your photographs
- Your property description
- Your inspection arrangements
- Buyer or renter feedback
- The level of enquiries you are receiving
- What is happening in your local market
REVS Property can provide access to guidance from an experienced real estate agent where that support is available.
You remain in control of your property campaign.
We're simply here to give you another perspective when you need it.
Your property, your campaign, your control
REVS Property is designed to give you more control over the way you sell or rent your property.
You decide how you manage your campaign.
You decide when you need to pause.
You decide when you're ready to relist.
And when your property sells or is leased, you simply update the status through your dashboard.
You're in control. We're here to help.
